As a property manager, you were hired by the building owner to manage their building. I assume as the property manager some of your duties might be:

  1. Collect Rents.
  2. Show and Lease Unoccupied Office Space.
  3. Handle Tenant Problems.
  4. Oversee Engineering and Maintenance Issues.

Most PM contracts are for a term of 3 to 5 years. At the end of the term, the owner will once again go out to bid to see if he can save some money by hiring the PM with the lowest % fee.

Blinkysensorhead©® is one of the only things you can do in a commercial, industrial, government or multi-tenant building that can be installed and give the following benefits:

  • Immediate Positive Cash Flow (Savings is Greater than Cost).
  • Capital Improvement (Building is worth more with new fixtures).
  • Lower Maintenance Costs (Old lamps, ballast need replacing).

Without Requiring the Building Owner or Accounting Department to:

  1. Write a check.
  2. Create a new Budget Item for Approval.
  3. Wait till you can afford to take advantage of the energy savings.

Because you were PROACTIVE

When renewal of your contract comes and if your fee happens to be slightly higher than that of the competition, you may want to remind the owner of these facts. Your fee is slightly higher because you DO MORE on his behalf than most PMs. Remember those Blinkysensorhead©® fixtures I found you two years ago? It has saved you $8,025.24 since we installed them 24 months ago. Do you really want to replace me?
